Residence permit of Hungary

A residence permit in Hungary cannot currently be obtained through investment, since the state program was closed in 2017, but investors can become residents through the purchase of real estate worth €155,000 or more or as financially independent persons. Residence permits can be obtained by entrepreneurs, foreign specialists, relatives of residents and citizens of Hungary, students, scientists, volunteers, diplomats, as well as patients of local clinics.

Residence permit in Hungary for investment in real estate.

Real estate can be purchased within three months from the date of issuance of the residence permit. Residents must remain the sole owners of the purchased property and one condition is that the property cannot be rented out, but it is possible to sell the property and buy a new one. In order to retain a residence permit, the property must meet the conditions in terms of cost, as well as location and area.


Conditions for investors:

Applications are accepted from investors over 18 years of age, without a criminal record and with medical insurance. A residence permit can also be obtained by the spouse and minor children of the investor. Adult children and parents are permitted to be included in the application if they are completely financially dependent on the primary investor/applicant.

The investor must confirm that he has sufficient income or savings to live in Hungary and is required to provide a bank account statement with a balance of €27,000 for the main applicant and €16,000 for each family member who will receive a residence permit.

Holders of residence permits for the purchase of real estate are prohibited from working in Hungary.

If one of the family members enters a Hungarian university, then he will need to obtain a student residence permit.

To maintain residence permit status, the investor and his family must spend at least 183 days a year in the country and live in the purchased property at the registration address.

The main applicant receives a residence permit for five years, and all family members for three years.


The process of obtaining a residence permit card in Hungary takes on average two months. The costs for the main applicant will be approximately 200,000 €, excluding the cost of legal support services.

Residence permit in Hungary for financially independent persons.

In Hungarian legislation, there is formally no special residence permit for financially independent persons. For this type of residence permit, applicants apply for a “residence permit for other purposes.”

There are strict requirements for an investor’s income and savings. Foreigners with a stable income received from sources outside of Hungary can apply for a residence permit. To apply for a residence permit, savings in foreign banks are suitable and the amount of investment depends on the composition of the investor’s family. The requirement is 10,000 € for each person.

Conditions for investors are the absence of criminal records and refusals of visas and dangerous diseases. A residence permit can be obtained by a spouse and minor children, and a mandatory condition is the presence of a registration address in Hungary. Residential property must meet the requirements for an area of at least 6 m² for each member of the applicant’s family.

This type of residence permit for financially independent persons does not give the right to work or conduct business in Hungary and requires a mandatory stay in the country of at least 183 days a year. A residence permit is issued for a period of two to five years.

Residence permit in Hungary through employment and for job search:

Residence permit is issued to foreigners who have taken a job in a local Hungarian company, as well as to owners and managers of private commercial enterprises or other legal entities.

This residence permit for job search and entrepreneurial activity is available to those who already have a residence permit for study or scientific research in Hungary or training or research successfully completed, as well as those who wish to undergo an internship in a Hungarian company, they can also obtain a residence permit.

Documents for residence permit:
- agreement with the host organization;
- a diploma of a specialized higher education or a certificate of completion of specialized training at a university;
- confirmation of sufficient knowledge of the language to complete the internship.


A residence permit for employment is issued for the duration of the employment contract with the possibility of extension.


A residence permit for searching for work and entrepreneurial activity after studying or scientific research is issued for nine months without the possibility of extension.


A residence permit for an internship is issued for six months or for the duration of the internship when it lasts less than six months and without the possibility of extending this residence permit.

Residence permit in Hungary for entrepreneurs, as well as for self-employed and digital nomads.

    A residence permit is issued to foreigners who have registered as self-employed; individual entrepreneurs with a license; owners and managers of companies who do not actively participate in the activities of the legal entity and do not receive a salary.



  1. To confirm the status of self-employed or individual entrepreneur, applicants provide a registration or license number, as well as business plans and agreements for the provision of services.

    Owners and managers of companies can obtain a residence permit, provided that three Hungarian citizens or employees with the right of free movement and residence in the country are employed among the full-time employees of the company/legal entity and they have already worked in the company for at least six months.

  2. It is required to provide a business plan and confirm that the applicant’s permanent presence in Hungary is necessary for the successful operation of the company. Digital nomads receive a “white card” if they work remotely for a company or customer outside of Hungary or can manage a foreign business from the country.

    The applicant's income must be at least 2000 € per month for the last 6 months.

    The validity of a residence permit for the self-employed is issued for a maximum of three years with the possibility of extension for another three years at a time.

    A residence permit for digital nomads is issued for one year with the possibility of extension.

Residence permit in Hungary for studying.

A student residence permit is obtained for studying at a school or university in Hungary. The applicant must demonstrate knowledge of the language at a sufficient level to study in Hungary and the tuition fee requirements.

Students with a residence permit will be able to work in Hungary without additional work permits, but not more than 30 hours per week during school hours.

During vacations, students are allowed to work no more than 90 calendar or 66 working days per year.

The residence permit is valid for 1 year or for the duration of study if it lasts less than a year.

You can extend your educational residence permit for a year or two years.

Residence permit in Hungary for conducting scientific research.

This type of residence permit is received by citizens of third countries outside the European Union who have a doctorate or equivalent. To obtain this type of residence permit, the scientist provides an agreement with an accredited research organization. Residence permits for scientific research are issued for a period of one to five years. If the research is planned to be conducted for less than a year, then the residence permit will be issued for the period specified in the agreement with the research organization. Extension of this type of residence permit is possible for the period of research, but not more than two years.

Residence permit in Hungary through marriage and family reunification.

    Relatives of residents and citizens of Hungary and immigrants with refugee status can obtain a residence permit for family reunification:
  1. spouse;
  2. minor relatives or adopted children;
  3. guardians of a minor child.
  4. This residence permit gives the right to work in Hungary. The validity of a residence permit for family reunification is up to three years with the possibility of extension. In cases where a residence permit was received by a relative of an EU “blue card” holder, the maximum validity period of the residence permit is increased to four years, but family members of a permanent resident of the European Union with a “blue card” can receive a residence permit for five years.


Residence permit for treatment in Hungary.

Medical residence permits are obtained by patients of local clinics and their accompanying persons. The patient is required to provide an official statement or agreement with a medical institution, and his accompanying person must provide confirmation of family ties with the patient.
A residence permit is issued for the duration of treatment, but not more than two years. Extension of status is also allowed for no more than two years.

Residence permit for the purposes of official representation.

This type of residence permit is obtained by:


  • holders of privileges or immunity in accordance with established diplomatic relations or international law, as well as members of their families;
  • participants of official delegations of foreign states;
  • representatives of foreign government bodies and international organizations;
  • journalists;
  • those wishing to take part in international conventions, programs of international cooperation and support in the field of education, science and culture;
  • employees of scientific, educational and cultural institutions operating in Hungary in accordance with international agreements.

Validity of the residence permit and the possibility of extension. A residence permit for an official representative office is issued for the period of service or holding events, but not more than 3 years. Such a residence permit can also be extended depending on the required period of stay in Hungary, but for no more than 3 years at a time.


Residence permit for volunteer activities in Hungary.

Volunteers will be able to obtain this residence permit if they have an agreement with the relevant organization. A volunteer residence permit will be issued for 1/2 year. If short-term activity is expected, the validity period of the residence permit will correspond to that specified in the agreement with the volunteer organization. This type of residence permit cannot be extended.

National residence permit in Hungary.

    A national residence permit is issued on the basis of an agreement between countries. To obtain a national residence permit, the purpose of staying in Hungary is required:
  1. preservation and maintenance of the Hungarian language;
  2. preservation of the Hungarian cultural and national identity;
  3. training and education within an educational institution or courses that are not an accredited institution of secondary or higher education;
  4. strengthening family ties, in addition to family reunification.
  5. A national residence permit and visa do not give the right to work and study in the country. A national visa is issued for a maximum of five years. A residence permit will also be issued for a maximum of five years, with the possibility of extension for the same period.


Residence permit for other purposes.

If the applicant’s situation does not fall under any of the types of residence permit, he can become a resident of Hungary. To do this, you need to apply for a residence permit for other purposes. The reason for obtaining this type of residence permit may be studying at an unaccredited university or studying a language in the country. An applicant for a residence permit must confirm the need for a long-term stay on the territory of Hungary, and also that he has enough funds to live in the country and has a Hungarian registration address. Residence permits for other purposes are issued for a maximum of five years, with the possibility of extension for the same period.

What documents are needed to apply for any type of residence permit in Hungary:

Valid passport - foreign and national;

Completed application form;

Two photographs taken no earlier than three months before submitting the application for a residence permit;

Health insurance for 12 months with coverage worldwide or in the EU in the amount of €30,000. It is also necessary to provide proof of payment for insurance;

Statement in free form that you are ready to leave the country in the event of a refusal of a residence permit. Also attached to the application is a valid ticket or proof of funds available to purchase a ticket from Hungary. You must leave the country within 30 days from the date of refusal;

Parental consent for the stay of a minor child in Hungary, if required;

Confirmation of submitting documents for a residence permit online through the Enter Hungary website, if required;

Confirmation of the registration address in Hungary is required for all applicants for a residence permit;

If the residential property is owned by the applicant, the following must be presented:
- Real estate purchase and sale agreement;
- An extract from the register, where the property is indicated as a residential premises, a detached house or a similar object suitable for living;
- Confirmation that the residential property area is at least 6 m² per person;
- A copy of the decision of the government body of Budapest with permission to purchase real estate, if the owner receives a residence permit for the purchase of real estate.

If the applicant rents an apartment or house in Hungary, he provides:
- A rental agreement for a period of at least 3 months;
- An extract from the cadastre confirming that the lessor has the right to rent out the property;
- Address card, if available. This is a document that confirms the registered address in Hungary;
- The registration address must be indicated on the Enter Hungary website.

The availability of money for living is confirmed by the following documents:
- Statements from all bank accounts for the last 4 months;
- A certificate from your place of work or from the tax authority confirming stable income for the last 6 months;
- Certificate of payment of the scholarship grant;
- Certificate of pension payments;
- Confirmation of the financial status of a family member and family ties, if he sponsors the applicant’s residence in Hungary.

Additional documents, depending on the type of residence permit, may include:
- employment contract with a Hungarian employer;
- certificate of registration as a self-employed person or entrepreneur;
- marriage and birth certificate;
- Diploma of Higher Education;
- agreement with an educational institution.
