Residence permit of Greece through investment

Greece is a state with a small territory, a rather interesting variety of nature and a wealth of historical and cultural heritage. The program for obtaining a residence permit by investment has been operating in Greece since 2013 and allows foreign citizens to obtain a residence permit in Greece for investing in real estate or financing an investment project from 250,000 euros.
Residence permit in Greece allows you to move freely in all countries of the Schengen area. The applicant can also obtain a multiple entry Schengen visa type D to enter Greece. This visa allows you to stay in the country for up to 365 days and travel around the Schengen countries for up to 90 days every six months.

Requirements / conditions of the program:

- There are no restrictions on the minimum age of the applicant. Minors may be prime applicants for this program;

- Absence of a criminal past of the applicant;

- Absence of a potential threat to state security and the country's reputation;

- The applicant owns, personally or through a legal entity, real estate or land in Greece in the amount of at least 250,000 euros;

- The applicant has signed a contract for the use of a hotel apartment or furnished accommodation in a tourist complex for a period of at least ten years, subject to a fixed rental price of at least 250,000 euros.

Investment options:

Investments of at least EUR 400,000 in shares of Greek companies admitted to trading on the Greek stock market, excluding companies of companies that are engaged in investments in the real estate sector;

An investment of at least €400,000 in shares of companies that invest in the real estate sector in Greece only;

An investment of at least 400,000 euros in shares of closed-end investment companies or closed-end mutual funds, provided that Greece is the place of their head office and principal activity;

Purchase of Greek government bonds in the amount of 400,000 euros with a residual maturity of at least three years;

Term deposit of at least 400,000 euros in a public credit institution in Greece for at least 1 year;

An investment of at least EUR 800,000 in shares, corporate bonds and/or Greek government bonds listed on the Greek stock market;

An investment of at least 400,000 euros in shares of a mutual fund registered in Greece or another country, whose activities are aimed exclusively at investing in shares, corporate bonds and / or Greek government bonds that are admitted to trading on the stock market;

An investment of at least €400,000 in shares of an alternative investment fund established in Greece or another European Union country that intends to invest exclusively in real estate in Greece.

Terms of obtaining a residence permit in Greece.

  • The process of obtaining a residence permit takes two months from the date of application. A residence permit is issued for five years and is extended for the same period while maintaining the investment.
  • A residence permit in Greece when buying a property is one of the most popular program options for investors from all over the world. The Greek Golden Visa program provides for the possibility of purchasing one or more properties in the amount of 250,000 euros.
  • Special tax regime.

  • In Greece, a special tax regime for foreign investors and a flat tax rate of 100,000 euros on all worldwide income applies to those foreign investors and participants in the Residence by Investment Program whose investment portfolio in real estate or financial instruments is at least 500,000 euros.
  • The special tax regime is valid for up to 15 years.
  • Greek citizenship

    It is possible to obtain Greek citizenship by naturalization after seven years of holding a residence permit.

    In order to obtain Greek citizenship, it is necessary to pass an examination in the knowledge of the Greek language.
